This all very new to me. Inherited mineral rights to 97 acres in Ohio. What do I do to find out if there is any activity in Orange.

Kevin, the lease I hold also says Tuppers Plains, Oh. I am so new to this, just have a piece of paper showing mineral rights. Really, don't know what to do. Let me first say that I'm not a lawyer and can offer no legal advice, but yes, I think I would if I was you. We went through this type of thing a couple of years ago with my father-in-law with some mineral rights over in WV. You have to go through the court house for the county where the property is located and get them transferred. You will probably need the will, death certificate, marriage certificate and maybe even your birth certificate to prove that you are who you say you are and you should be able to get it changed into your name. If Tuppers Plains is the town, then that would be Meigs County. I would assume you have been paying taxes on these over the years. I say assume because I am a landowner in Ohio and pay property taxes on my property and I own my mineral rights so I assume that is all rolled up in one payment. If you don't own the property, but the mineral rights, I would assume you still have to pay tax on that. We have to pay taxes on the mineral rights we inherited in WV yearly. They don't amount to much and definitely worth paying because from what I'm told the rights can be sold for non-payment of taxes, just like your physical property. If you are not receiving royalty on these rights, there's a good chance the rights are not leased, which puts you in a good position. From what I understand, there is no activity in Meigs county at this time, but there is already leasing in Athens and Washington counties. They keep changing the maps on where they think the good mineral deposits are, so Meigs county keeps getting bounced around. I chose to join a landowners group ( I believe you can join if you just own the mineral rights as well) that represents us and markets our properties to the oil companies. Some people think this is a good idea and some say you can represent yourself because the oil companies will find you if they want your mineral rights bad enough. The group I'm with charges 1% of any upfront bonus that you will receive when you sign with the oil company and they will represent you and insure that you get a good solid lease and won't be taken advantage of by the oil companies. From what I've seen and heard, this is often the case with these companies. I'm not a lawyer and some of the terms in the leases can get your head spinning. A lot of these groups are charging 2-3% to do the same thing. Can that amount to a lot of money, yes, if the payment is huge, but it doesn't come out of your pocket so to speak, just out of the signing payment so you are not putting in money up front in lawyers fees to have you lease proof-read if you go on your own. I'd definitely recommend having a lawyer proof read it if you do decide to go on your own. Anyway, if you are interested, send me a private request and I can get that information to you.

The property I inherited from husband, came down to him through his mother. She inherited thru her mother, who inherited the Mineral Rights only, thru her grandfather. The original deed to the mineral rights was signed in 1940 by my mother-law grandfather. There is 97 acres, split between 2 brothers from the grandfather to all the heirs. I know of 3, one is a cousin by marriage, the other 2 are my husbands brothers.
The original deed was by a Headley who gave to Weber family for a $1.00, but, there is a clause that reads, There is excepted and reserved fro the above described lands one-half of the oil and gas underlying from the above described lands as reserved unto G. L. Norman(grandfather and father to Alfred H. and Troy W. Norman,
dated1940 Deed book no. than page recorded of Meigs County, Ohio. So, I am assuming, I have title to the mineral rights as my husband was an heir of the Normans. Not really sure where this is, have never been to Ohio. It talks about the center of State route 7 and corner to GL Norman and Rice and goes on from there, some words refer to rods and feet with 97 acres, more or less.

In February 2013, signed an agreement with Southern Ohio Energy Consultants, good until April 2013. Nothing was noterized as it is with the land I have inheirtied in WV. I think we are relatives???????? But, in June, I think, got an email saying they were going with another attorney, Wolf, and haven't heard anything since then. Cannot get anyone to call back. Have you hear of them? The attorney was charging an upfront fee of 1% once oil company wanted the land, had no problem with this.
This deed says Ohio Warranty Deed survivorship, is this what you were speaking of? If I call Meigs county recorder will they be able to help, even tho I do not live there.
