Opportunity to Purchase MI

Hello, I have an opportunity to purchase some small acreage in 27-15N-5W in Kingfisher County. There is a 3/16th lease that expires 12/2018 (primary term) and the seller is advising this section was spaced and pooled in 12/2017 and an intent to drill was filed 2/2018.

I'd like to get your thoughts on this area, value, etc.

I appreciate any feedback you can provide so I can make a good decision.

Also to point out. The seller is advising the lease contains a depth clause and a no-deduction clause.
