Lots of different thoughts as well as heated arguments about how to handle this; but, IMHO, keep your hands in your pockets away from your pen until you have a good understanding and then get help from an attorney. Also, always remember that all attorneys aren’t made equal. Again, IMHO, never ever believe everything that a landman tells you until it is verified.
