Our family has recently received a “Paid Up” offer (3yrs $800 Bonus, 2 yrs $600 extend option, 22.5% royalties) from Rosewood Resources - is this a competitive and reasonable offer for Bee County area leases?
Not familiar with the rates in that area, but generally many folks in Texas prefer a 25% royalty and do not like a two year exemption. I have found many first offers to be a teaser and operators may be able to go up.
