Oil and Gas Leases in Weston County, WY

My family was approached by Meany Land and Exploration about leasing mineral rights to land in south-eastern Weston County.

1). What is the going rate (bonus and royalty) for Weston County?

2). Has anyone done business with or knows Mike Meany? What reputation does this company have?

My family was also approached by Meany about May of 2011.. They offer $25 per acre..and 12.5% royalty.. I advised the family to wait for other offers... As most family members are fairly old and not gamblers.. and never had much. the idea of getting money in the mail appealed to them.. but they did hold off until July.. when Meany came back and increased his offer to $40 and acre.. I was able to get him to up the 12.5% to 14%.. Not a huge deal.. but if something is found an extra 1.5% will buy lunch somewhere.

I'm not sure what's up but I think a company called Beacon will be the driller. Our property is near Morrisey.dj

My family just received same offer on august 24 of 2011 … I read that Noble drilling and Anadarko Petroleum will be developing the acreage … I think this offer is way to low … I live in Oklahoma and have no knowledge about Wyoming or Weston county … Any info about this area would be great … Who else is trying to lease in this area besides Meany ? Just starting to research area myself …

I am not a participant in the $40 deal.. Just the son of one of the principals.. who is 94 .. A small check now is a big deal to her vs. a big one 5 years from now.. so she and the rest of the family went for it. I felt it way too low but money talks to some. If a discovery is made the royalties will cover lunch and dinner for some time.

There is a fair amount of activity about 20 miles North near Newcastle..a company called Derek Oil is on the LAK ranch injecting steam and producing small quantities of oil. This ( the property in Weston County ) may be a shale play and I expect horizontal wells and fracking.. Not done in this area before to my knowledge..

Where did you read about Anadarko and Noble? I have not heard this.. and we did not receive any other offers from other companies..But this area is only about 30 miles to the North of the Niobrara which is a huge find . I wanted to hold out for competitive offers.. but that may have taken awhile so my family decided to go for the $40.. we only had 160 acres.. so while the money was small the fact that there was interrest in this small piece and the fact that they increased the offer from $25 to $40 .. indicated to me that they might be serious about poking a hole.. Others are probably looking in the Niobrara were things are more like $1700 per acre.. But oil is presently being pulled out of the ground.Darrelladams said:

I am in the same boat , son of 75 yr old mother who is the principal … I totally agree with your decision and we probably will do the same in time … we too have only 160 acres … do you live in weston county ? I googled oil and gas activity weston wyoming and was reading about royal energy … They have obtained a 5% overriding royality int in weston county and they had mentioned that Orion and Noble would be developing
the acreage … there may not be much to this but they are a big player … I found a map on this site that showed weston county wells that were producing and abandoned …it shows the sections which is great …I will give you the heading when I find it again… I am basically in the blind about this but like you said mailbox money is great when your not expecting it … I can’t remember where I read about Anadarko but it was somewhere in that google request … I will continue to research and visit with you … thanks for responding …I HOPE they continue to pull oil out of the ground … Mark

I live in Colorado but we have family in Newcastle, Wyoming.. One county North of Weston .. So we drive by from time to time.. Our land is about 10 miles off the main highway on good ranch roads.. although to get onto our property involves cross country , off road travel with 4x4.. We got close to it a couple months back looking to see if there was any activity.. Saw none.... But about 10 miles to the South we did find 3-4 operating wells that appeared to be quite old.. although one may have been fairly fresh.

I will continue to do drive bys in the future and if I see any action I will post it here.. With winter coming on I'm quite certain we should keep our day jobs till Spring. DJ

I know this was written a few years back, but 2 of my brothers and myself just found out that the 3rd brother and wife had signed a lease with Ironhorse without our knowledge. We dont understand how they did that happened since 1 of the brothers along with myself are exector and administrator of our parents will. Is there anything going on in S W Weston Co. ? How do we find out ? We live out of state. Any info GREATLY appreciated.
