OGML offer from Sabine East Tx

Was offered $300/ac for a 5yr + 2yr option, 1/5th royalty in A-135. Does anyone know if this is normal terms? Seems like a low bonus and long lease but I really don’t know. I noticed on a different thread Silver Hill was paying $1000 for a 3+2 a few months back.

Where in Harrison county is the lease? I own mineral rights near Harlton and the O&G original offer was $200 an acre and 1/5 royalty.
It may be different on other parts of Harrison County. My understanding that was pretty much the going rate. I used an independent land man out of Marshall as well as an O&G lawyer as I was clueless on any of this.
