Offers to sell. What should we know about the area

Hi there. Not sure if I have the right place or if I should expand to a broader search. Feel free to refer me there.

My sister and I receive royalties for natural gas wells in Bossier Parish. My sister recently received an offer for Bossier Parish, Township 16-N, Range 12-W, Section 12 We also have locations in 16-N, 1-W, 1 and 16-N, 1-W, 2.

We are wondering if we should sell? The royalties have not be very produce in the last 10 years, compared to when we were given them in 2006. (Side note we stand to inherent more, likely in other areas, in the future.)

It seem to be a good offer for just section 12. We did ask them to explore selling the other two areas. But I am wondering if something is happening in the area?

The company inquiring is Maven Royalty Partners. Anything we should now about them?

Offers to buy usually come because the buyer knows something. I see a permit for a horizontal well in sec 14 heading north into section 1. Not sure if they are swinging the well through 12m but given the name of the well, it looks like it. HA RA SU65:RIIS OR 14-13-12-1HU 1-ALT. It was spud in October, So if it were me, I wouldn’t sell with an active well in or nearby. I would want the royalties. You have room in 12 for several more infill wells.

It is normal for royalties to decline over time. The wells are producing a finite resource and the pressure and volumes decrease over the lifetime of the wells. Prices also change all of the time.

Can you help me understand what HA RA SU65:RIIS means? This is the identification that I have seen some legal papers and in my research. But when I review my royalties statement they are sited as

W001679-1 COWEL 1-4 ALT

I am just having trouble lining things up to do more research.

Also what do you mean “spud”?

The LCV RA SUL;COWEL 4-D-ALT is a conventional well drilled back in 2004. (Atheon). It is near end of life. That is showing up on your statement with an abbreviated name.

The HA RA SU65;ROOS PR14-13-12-1HU 1-ALT is a new permit by BPX, It was spud (started drilling) Oct 13,2025. It has not been fracked yet. Lots of operators have internal naming conventions. Frequently they hide the section numbers in the well name.

I ran a report and it looks like 21 of my locations have not produced since Sept 2025. The rest were June, May, March and Jan of 2025. Is it common for this to happen?

How do you know if a well is nearing end of life?

It is common to shut in wells within a mile or two of new wells that are being fracked. It is to protect the reservoir pressure of the active wells against the pressure of the frack trying to come up another borehole(s). The wells are usually turned back on after the frack is completed. You can contact the operator and ask what is going on and when will the production return. Sometimes, they answer and sometimes, they do not.

I am a geologist and I know where to find the production data to see how long a well has been producing and when it is on its last few months of economic production. Some operators keep wells on longer because they can afford to do so.
