I have had an offer from Great Plains Land Company (Jacob Rice) to purchase surface rights in Carter, Stephens and Cotton Counties, OK. $500 per acre. Fair price?

Inasmuch as this site pertains predominately with mineral rights you would have better luck talking to the county commissioners/assessors to get an idea of surface worth. All surface is not created equal. Good Luck.

Adding on to what Todd said, land sales are public record, it would take ya a hour or so to look up sales around your acreage over the 3 counties. $500 an acre seems quite low unless its landlocked and has no road access to it

Thanks for the input. Our interest is fractional with many others also involved. I would assume that a fractional interest would not attract a full market value offer. Do you know whether surface interests can be unitized like mineral interests?
Call several local real estate agents in the local area and they would possibly be able to give you an estimate of the value. But be careful and take your time. You will need to know the legal description and the area it is located in before you talk with the agents. Good Luck.
