Hi, I received an offer from Incline Energy Partners for my Mineral Rights in Weld County, Colorado. The rights are located Township 2 North, Range 64 West, Section 30: SE. I live in another state and last year my payout was less than $300. I’m about to take the deal but I wanted to ask for any insight on this forum. Thank you in advance.
I sold some mineral rights to Insite several years ago. Was a good experience and able to negotiate a great deal.
You are surrounded on either side by sections that have significantly more infill horizontal wells. You have five in your section. About 19 on your west and 24 catty corner to the SE. 9 directly east. Someone may have information that Civitas or another operator has plans to drill more in your section, Incline sends out bulk mailings all the time.

as you may know Civitas as merged with SM Energy and they have permits filed for horizontal drilling but I don’t know how to find out the teen frame and don’t want to wait too long to negotiate a higher offer for my 20 acres….I was advised to center at at least 18K per acre but I dont now if that’s realistic. If the buyer is a flipper, maybe I should wait but we have been getting under $400 per month for the last year…
