Recently, I was contacted by Doxa Resources, LLC, out of Houston, offering to buy 157 acre mineral rights I didn’t even know I owned. Doxa offered 15k for my portion. They were nice, but did not want to negotiate at all and their offer was best and final. I know nothing about this topic and am wondering what the best way to proceed is. This is in Buffalo, Texas, in Leon County. Should I sell or do something else? Thanks in advance for any help.

You may want to investigate whether your title to these minerals shows up properly in the deed records so the oil and gas companies know to contact you. This may be why you have not received lease offers yet.
This has happened to me with different companies on multiple occasions. I always ask the company to identify the source of the information that leads them to believe I am the owner. In my cases, they have identified a royalty deed owned by a distant relative. That information allowed me to check unclaimed property to determine if royalties were being escheated to the unclaimed property funds. I could then claim the unclaimed funds and learn more about my holdings.
I just helped a long time client sell a portion of his minerals just west of Buffalo. It would help if I knew the abstract the minerals were located.
