Offer from Vanguard for royalty interest

Has anyone been approached by or have any experience with these folks? Our neighbors got what they consider to be a lucrative offer to purchase royalty interest in 1 specific older H well that originally netted them 2500/month for less than a year, then went down drastically from there over a period of about 15 years. They own royalty interest in several other wells in the same lease, but no interest was expressed for those. The wells are near NRG on Hwy 39 north of Jewett. Is anyone aware of activity there-deeper drills, maybe?

They have approached us no less than 100 times with letters and phone calls. Current offers for mineral rights on our leased holdings are very high. NOT 2500 NMA. Do your research and watch out for the lowball offers.

Leon, Anderson and Freestone counties are currently a hot play for deep drilling and horizontal fracking by Mitsui, Comstock and others. This recent activity is not comparable with your neighbors old conventional well. It’s a different situation now.

We currently have an offer from them to buy what we have in Borden County. Still trying to decide whether to go with a broker to sell or just sell to Vanguard. It seems like a good price they are offering.

A “good price” is relative based upon what you know versus what the buyer knows. What seems good for one family may not work for another family. Buyers intend to make a profit from buying minerals.

I recently had a client contact me about an offer very similar, I did a little Due Diligence for them and found them a better offer, this was between your property and Buffalo. :slight_smile: Clint

As I understand it, this is for royalty interest only. My neighbors don’t live on or near where the unit property is, so they seem to think it makes sense to accept this offer. I’m sure they would be interested in a better offer, but this is the only one they’ve gotten.

Yes, Vanguard wanted to my my mineral right out and proper. After several letters and calls, I decided to NOT sell, as there is quite a bit of activity in the area. My dad was a landman from the 50s-90s. He always said NEVER SELL your minerals. So that’s were I’m going to stand.
