O&G lease in Fisher County Tx

Hi,

My family has received a lease offer from a small operator for the right to drill in Fisher County, Texas. Reading the lease I am quite skeptical of the offer. How can I find a TLMA lease to compare it to? I understand the TLMA leases are more protective of the lessor.

Any help will be appreciated.
