Non producing mineral rights

I am getting (inheriting) 1/4 section of land which has no producing wells or leases. Another relative will be inheriting a different 1/4 section which does have gas and oil production. We are trying to establish value to each of our quarters in order to complete the equalization of the estate. I do not feel my non producing land should have any mineral value. We will be keeping mineral rights to our separate piece of ground only.

Is there anything to help me stand up with what I feel is right. I need help quickly.

Your non-producing minerals are worth quite a bit if they are in the right area of those two counties.
