I have cousins that own in Love County, OK / Non-Participating Royalty Interest / Sections 1-8S-2E; 2-8S-2E; & 35-7S-2E. They have been offered 500 dollars per ac. Any info would be welcomed. Thanks and best regards. Richard
Their offer should be tied to a royalty such as 3/16ths or 1/5th. Not helpful without that.
1-8S-2E Trailhead is planning to drill a horizontal well, so that is why they are getting the offer. The pooling is on November 22, 2021, so they need to read their documents to see if they are just royalty interest or if they have the ability to get lease bonuses or not. Have they gotten the mailings for the pooling? The horizontal well will be in 1-7-8S-2E and 36 7S-2E. If they can lease or get pooled, then there are several leases that were filed for 1/4.
2-8S-2E More recent leasing in this county. 38 leases all at 1/4. XTO has a case pending for this section for a horizontal well. Planned well for 2 & 11 8S-2E.
35-7S-2E. Same thing. A horizontal looks like it is pending for 2-8S-2E and 35-7S-2E.
XTO drilled the first well like this back in 2015 and proved the concept in 3-8S-2E. It is very common to get purchase offers right before drilling. The horizontals are mostly for the deeper Woodford under the shallow conventional wells.
