New lease offer in Pottawatomie - is offer fair?

I got an offer for NW/4 SW/4 in Section 24-8N-3E. The offer is a cash bonus of $100 per net mineral acre and 3/16th interest. Is this fair offer?

I would ask for a 1/5th or 1/4th interest.

Might be a rare 20%, but don’t see any 25% recently.

The clauses are more important than the bonus amounts. Best to get an attorney to review any draft lease as it will not be in the mineral owner’s favor and needs edits.

I don’t see any leases filed in the last three years, so this is probably at the beginning stages of negotiation.

You do not have to justify a counter proposal. You can always wait for the forced pooling as an option.
