I just received a lease offer for Polk County for $325 per mineral acre, 5-year lease, and 1/5 royalty. I really don't have any idea of going rates for the area. Can anyone provide information?

I HAD LEASE IN POLK CO AND IT EXPIRED ON JULY 21. THE COMPANY DID NOT LEASE IT AGAIN. WOULD LOVE FOR ANOTHER COMPANY TO LEASE THEM.MINE ARE LOCATED IN WATTS/CARTWRIGHT SURVEY.
