I just received a lease offer for Polk County for $325 per mineral acre, 5-year lease, and 1/5 royalty. I really don’t have any idea of going rates for the area. Can anyone provide information?

I had a lease in Polk County and it expired on July 21. The company did not lease it again. Would love for another company to lease them. Mine are located in Watts/Cartwright Survey.
