Net Mineral Acres

Does anyone know how to determine how many net mineral acres we own in a particular STR without hiring a landman to run title?

It depends upon how good your records are.

If you have really good deeds that specifically noted the net acres, that is the best place to start.

If you have a lease, it will usually state the gross acres, so can work backwards from that. Ask the agent what they show as your net.

If you have producing acreage, then you can contact the Division Order department to ask them for a copy of the lease and get a copy of the paragraphs from the Division Order Title Opinion that pertain to your acreage. It usually goes back a few generations if not to statehood. They will not give you the whole report as it is very expensive to create and is proprietary.

If you are in Texas, you can do a lot of legwork for a low cost at www.TexasFile.com. If in OK, then www.okcountyrecords.com is the first place to start. Most counties are on there. Some have their own digital records. The county courthouses have all the paper files back to statehood (unless it burned).
