Net mineral acres owned?

I own 1/14 of 160 acres in Ellis County, OK, SW/4 of Section 2-16N-24W. I am currently leasing them and a quiet title was done recently and filed on July 18, 2023 by the leasing company to make sure everything was up to date.

I am new to this, still learning, but I was originally told by the attorney who did the quiet title and the landman handling the lease that I had 22.8571 net mineral acres, which is 160 x .14 = 22.8571. However, I’ve had offers to sell the mineral acres from a couple different companies, but the one who is currently leasing my mineral rights says that the quiet title is not for 22.8571 acres but for 11.4285 net mineral acres, which is 160 divided by 14 = 11.4285.

Like I said, still learning, but which equation is correct? Some companies offering to buy the minerals have said I own the 22 acres and another said I own the 11…can someone explain this to me???

1/14 is equal to 0.071428571428571. Multiple this by 160acres and you get 11.42857142857136.
