net acres correct amount

Not sure which category to put this in. How do you find what the exact net acres are? These are the same 52 gross acres in Wetzel County. Why are they different?

I found the 1920 will stating Royalty percentages. The 37 gross acres have a retention (I don’t know the correct terminology) of 1/2 gas/oil Royalty. The 15 gross acres has a retention of 3/32 gas/oil Royalty.

Question? How do we know where exactly the section the oil is coming from? The above acreage all borders each other.
