Need information on lease prices

It's been about a year since I was last approached by a company to lease our land. Clayton Williams is now interested. If anyone knows what lease rates are going for our land is: Section 2, Block 55, Township 7, T&P RR Co. & Section 14, Block 2, PSL Survey. Also, any websites or anywhere I might find information would be appreciated. Thank you.

Hi Scotsy,

If you can send me some basic info about your land (ie, acreage, mineral ownership etc) and I'd be happy to check the comps in the area to see what you can expect.

Dear Ms. Thompson,

Last lease that I negotiated in Reeves County was for $2250 and 1/4 on a strong lease form. Reeves seems to be very location and operator dependent on offers that will be made and counter offers that will be accepted.

Last I heard, Clayton Williams was hovering near $1250 per acre and up to a 1/4, but was firm on liberal lease form changes. Leasing, like politics, is very local in nature. Everything rests on a situation by situation basis.

Scotsy, don’t know if it helps, but BLK 51, SEC 42, TS7, T&P RR leased for $1,500.

Linton-When did that lease for $1500? I'm not sure how close your land is to ours but I will try to find out! Thank you for the info!

Scotsy, it is not my land, so can’t tell you when, don’t think it’s been a year, though. I have a Reeves County map on my wall and when I get info about leases I try to post it on there. I take pictures of people’s property when they want to see where in the county it is. You just say 10 miles southwest of Pecos, so I don’t know where your land is. If I did I could take a picture with both marked and show you where they are in relation to each other.

Linton, I've never seen it so I don't have any other information except what I can find by the BLK & Section #. Wish I did! If I find out anything more I will let you know. I would love to be able to see where it is! Thank you!

BLK and SEC # is what I need, and survey (i. e. T&P Railroad Company Survey) if you have it.

Scotsy, to give you an idea where that $1,500/acre is, I attached a couple of pictures with the yellow marker in the center of the picture, if you blow it up, it has 1500 written on it. The town of PECOS is there to the north. Linton 1778-IMAG1026.jpg (391 KB) 1779-IMAG1024.jpg (351 KB)

Oh, dang, I missed that you had the BLK/SEC in your first post. I never could find that BLK 2/SEC 14 PSL, unless it’s BLK C-2! I’ll get a picture of your BLK 55/SEC 2 in red so you can see where that is. Let me know if you have problems with pictures.
