Need a lawyer or someone to research mineral rights

I have recently been informed that my great grandfather had a lot of land around Ada, Oklahoma that he donated to the community but he retained the mineral rights. Some members of the family receive checks on wells, but I don’t and I am told by those other members that I am entitled to receive them. Also, it is believed that we are not getting royalties on the new wells on that land. How do I find a lawyer who would represent our interests above that of the oil company and who will do the research for us and pursue any necessary legal action?

Just wondering, Jay, how long it took for her to research. How many hours at $100 an hour?

We had her research 10 sections that we knew something about and there were 11 estates that also had to be reviewed. We are almost done and it has taken 3 months and 30 hours have been billed so far. I live very far from the county where this all happened and 2 different family members have tried to do this on their own but gave up quickly. She has found about 400 acres that we didn’t know about (and great Uncles I have never heard about) but it is all there now and I don’t have to question it. There are also title attorneys but they charge over $200/hr. You may need an attorney if there are problems with the paperwork and we are having 2 sections looked at by a CO attorney. I hope it will only take an hour or two since all the paperwork has been found already!

Wow! That’s really reasonable. It’s going to be a complicated issue with what looks like some time in court, but hopefully in the end, it will be worth it.

Some local landmen only charge at max $500 per day, sometimes one will do a title search for $200 a day. Normally it would only take one day, 2 maybe unless there are a lot of tracts. You’ll be better off hiring a landman to do the search thru grantor-grantee books 1st to find all interest that might be out there. If your an heir entitled to royalties contact the operator as at times they have an account in suspense if they didn’t have an address for say your father if it was from his side. As for a new well, if the well is in the same section as one they are getting royalties for then it might be too new and not in pay yet or the spacing doesn’t include your family interest, well spacing in Pontotoc can be pretty small.
