You will only receive royalty payments if a well is actually drilled. If a well is drilled, then you will receive a Division Order a few months after first sales. That is a statement of the decimal amount that they agree to pay you. The laws of your state will dictate how fast they have to start paying you.

I am not as familiar with West Virginia, but this is the well search site. A well may not have the surface location on your minerals, so search nearby.
