It’s a good idea to have a minimum royalty clause in your oil & gas leases to prevent you from being HBP’ed for nearly nothing for many year’s.
How would you word that in a lease?
And I totally agree with you on this.
Word it where they have to pay you at least so much per net mineral acre per year.
