Hi, I have oil wells in North Dakota, I live in eastern Colorado and now a landman is talking to my neighbors about a lease for minerals- 5 year lease with $100. an acre. the name of the company is Southwest Energy, and from what I can see they drill for gas. I never saw oil mentioned. I have not seen the lease yet. I do not know much about leases in Colorado, just North Dakota, can anyone tell me what differences their are between the 2 states? Do they do horizontal drilling in Colorado? I heard this well will only be vertical, could this be for the reason it could be a gas well only? Would they not drill for oil at the same time?

Can you state your county and property description, it will help answer your questions? They do drill horizontally in Colorado though to answer one of your questions and there is not much difference in lease negotiations between Colorado and North Dakota other than spacing limitations. If they drill for oil or natural gas and encounter payable quantities of either, they will extract them. Once I know where your land is in Colorado, I will look at the state oil and gas records to see what type of activity is in your area for you.
Hi, we are in Arapahoe county-SW1 of section 7, Township 4 south, Range 60 west of the 6th P.M., and the SE 1/4 of section 12, Township 4 South, Range 61 West of the 6th P.M.
Our neighbor was told a Well will be drilled north of property across highway and north of highway 36. This should be Adams county, I believe.
So are you saying if they drill for gas and also find oil, the oil company will extract and sell the oil also?
I follow the NDIC page from North Dakota and really enjoy keeping track of the oil there. Do you know if Colorado has the same type of web page?

To answer your other questions, yes- the operating company will extract any hydrocarbons that are identified in paying quantities generally (meaning its economically feasible to extract, process and transport them.

Hello Adam, I own 480 acres with my sister (inherited) in Washington County, Colo. NE22 NE27 and NW26 of 5S-52W. Have been contatcted recently by mail for lease from Apollo co. Could you possibly check permits for that area? Lease offer seems low from what I can find out. Trying to get any info. Thank you for your time.
