Hello friends,
What is a “Mineral Title opinion”?
Roberto:
A “mineral title opinion” is a document prepared, usually by an attorney, when extensive research is conducted as to the rightful owners of minerals when no clear records are available. There are certain cases where insufficient records exist on properties thus prompting research using various documents to find the owner(s).
Charles:
For beginning any process to claim mineral rights do we need this document? Or what are the basic documents?
Roberto:
In order to achieve success, records such as historic public records and abstracts of titles supporting and stating proper mineral ownership must be obtained. Your best bet is to contact an individual who is savvy on title research and has experience in this field. The downside is this type of work is not cheap so I would be very confident that the end results will be in your favor.
Hello Charles! In reference to this situation, we are heirs of the original owner. Our ancestor had care in this case, and at that moment wrote his testament, and we have an original title. Our attorney took the case and last month we were named heirs by a judge in San Antonio, Texas. The question is, does our attorney need to have this document?
Roberto:
It sounds like you or someone else has some groundwork to do in order to make your case. I would consult with your attorney that you are currently dealing with as this might be your best bet.
