Does anyone have an idea of calculating an estimated mineral value for land in the Eagle Ford producing for Marathon along highway 99 in the far southeast corner of Atascosa county? I am considering selling half of my 20% royalty in 500 acres. Marathon paid 27k an acre to Hillcorp in 2011 for my OGL.
bjf - The area you describe is a good one. A survey name and abstract number would be helpful, as well as the name of the producing unit in which you are pooled. I just sent you a friend request in case you'd rather discuss in private.
bjf - There is a lot of information required to determine an exact value for your acreage, but the first thing I would do is to look at offset wells to your property and see what they have made, especially those drilled recently.
A ballpark place to start would be that if Marathon paid 27K an acre, your 20% royalty would be worth $5400 per acre. This is no way represents a complete valuation, or even what you may be able to sell it for - but it at least lets you know what Marathon thinks the acreage could be worth.
Like Marcus said - to get more in depth we would need a legal description etc.
