Does anyone have a legitimate website to verify mineral interests in Hopkins County Texas? I have found several websites that offer the service but not sure if they are legitimate. I know how to go to Hopkins county appraisal district for surface ownership but don’t know a county website for mineral interest. My wife has interest in a property with219.86 acres and we think she also has the mineral interest in the adjacent 50 acres. Any help would be appreciated.
You can try www.TexasFile.com for a quick look. If she has additional acres, the documents would need to have been filed in the county where the minerals are located. Documents would be a deed, probate, sale/purchase, etc. If the documents were not properly filed, it can take some legwork to find out.

I am not aware of one in Ohio. Title documents are supposed to be filed in the counties where the minerals are located. Probates are often an issue since they might be filed correctly in the county where the deceased lived, but if there are minerals listed, then a copy is supposed to be filed in every county. Folks are not always aware of that issue.

If you feel the interests have value, hire a landman for the review so you get better information.

Online records go back to 1973, so that review can be done in less than a day most likely if other offices are not required for the search. If onsite work is required, then possibly 2 additional days plus travel costs. I would estimate $500 if it is simple and $2,000 to $3,000 if it is more complex. Since you are not in the Industry, expect the landman to want at least a partial retainer.
Have you checked the appraisal district? The website you use for surface ownership has mineral information as well!
The CAD should not be relied upon for title, but it can be used it to support your research.
