Mineral Rights Value Question

Greetings,

Our family has mineral rights to 80 acres in Bryan County, OK.

Specifically: S1/2 SE 1/4 S22 T7S R10E of the Indian Base Meridian. Approximately 10 miles SE of Durant, OK.

We’re looking to possibly sell them and are wondering what a fair market value would be…

Unfortunately, Bryan County does not appear to be a current drilling hot spot, but they have to have some value…

Anyone have any recent sales/valuations per acre that could give me a good ballpark value of who might want to offer to buy them?

Not much at the moment… you have dry holes on the west in 21.
However, there is active leasing in the area. Not yet in 22, so something may be happening eventually. You might get some leasing nibbles and then drilling,
