Our family “owns” mineral rights in:
Township 44N, Range 76W
Sec. 24 - NE 1/4, NE 1/4 (40 ac)
Township 44N, Range 75W
Sec. 18 - Lots 2,3,4 (125.31 ac)
Sec. 19 - Lots, 1,2 (83.75 ac)
Under US Govt Patent 795845, “all the coal and other minerals in the lands” are reserved to the US government (BLM).
The surface ownership of our MRs are owned by the T-Chair Land Co.
With that said, are our mineral rights worthless? Would anyone buy “our mineral rights” deed?

Most minerals have some value which will vary with location, activity, and geology. You can offer them on a mineral brokerage site and see what they will bid. or you can hire an appraiser, do the research yourself, or ask a land man to give you an estimate.
Per the BLM GLO records, the BLM reserved all minerals in those patents, and they appear to be leased by the BLM, so you have no mineral rights to sell. You can locate the Land Survey Plats on the Bureau of Land Management General Land office Records website (I am unable to provide the direct link)
