I received a letter concerning the selling of some mineral rights in Love CountyOk.
Does anyone know what rights for selling for in Section 7 range 6 1E?
I need some advice about this offer.
Thanks
Jean Mitchell

Jean -
My first and last advice is to never sell your minerals. They aren't costing you anything and will only bring you and your heirs money, at least from time to time, for years and years to come.
But if you are interested in selling or if you have a need to, such as medical bills or college expenses, consider selling 1/2 or 1/4 of what you own - whatever brings you the minimum money you need right now (don't forget to adjust for taxes you will owe).
That way you still have something to work with if another situation should come up and they always do.
I know of a "package" of various mineral rights in different parts of Oklahoma on the market right now that includes mineral rights in a Section immediately to the NW of your Section 6 that is selling for an average asking price of just under $3,500.00 per net mineral acre.
That is an average figure and a RETAIL figure - not what you will offered. Most of the people who buy smaller interests bundle them up to sell at a profit. What you will be offered will be something less than the $3,500 an acre I mentioned.
If you want me to try and locate another company who might make you a competitive offer, accept me as a friend on The Forum and send me your legal description in private.
Hope this helps -

Thanks Jean

Jean I was up in the area yesterday and xto has 3 Rigs running in T6S R1E and 3 rigs running in TS 7S R 1E. I have a couple of friends who have been offered $ 6500.00 net min. a /c who are you leased with?
Wow! That sounds like a lot of activity!
I had not researched the area, just located it in relation to the minerals my friend has for sale.
Guess I'll take a look!
Jean, you have to accept my invitation to become a friend on The Forum and contact me that way in order for me to give you my email address. It's one of their rules.
In the meantime, don't sign or agree to anything.
