I recently came across a piece of property that was advertised and sold with the caveat “Mineral Rights not included.” I have a vested interest in the property as an heir, but the estate administrator has been less than forthcoming when asked. How can I find out what exactly those mineral rights are and who owns them?Thanks
The county register of deeds would be a good place to begin. It’s not uncommon to sell the surface property and keep the minerals.
Hi Mary, Where is the property located? If you post a legal description on here, people will give you a good idea of how valuable the minerals are if you own them. That make help you decide whether to do a search to confirm that. If you decide to go that route, you will either need to review the real property records in the county where the property is located or hire a landman to help you. Best of luck!
