Hello guys, I have a question. I am one of the group of relatives that get mineral rights. I want to create one association because I think it’s much better when starting any negotiation with oil companies. The question is, can one guy alone negotiate any contract or must it be with one group?

I’m guessing that you are among several who inherited minerals and you’re asking if it is better to negotiate as one or as a group. I have been in this same situation several times and I negotiate my net mineral acreage by myself. I am not concerned with the terms the others agree on as this will have no effect on me if a well is drilled. In my opinion, you should negotiate for your well-being and don’t worry about the others. Do your homework and know what you are signing in regards to bonus per acre; percentage royalty and term of lease.
I’m looking for a landman with 5 or 10 years of experience who speaks Spanish. Many of our people don’t speak Spanish, and I want all the contacts or negotiations to be handled very well. Do you know any landman list or something like that?

Una cosa que puedes hacer es comunicarte con el court house del Condado de Jim Wells y preguntar a ellos si conocen a alguien. Tambien, puede buscar por internet por Abogados de aceite/gas ó landman en esta area. Hay Association of Profesional Landman que puedes mirar tambien. Si conoces gente en esta zona puedes preguntar a ellos si concen a alguien que puede ayudar.
