I’m trying to determine if an offer for my mineral rights in Weld county is fair. I have 5.577 net mineral acres in Township 5 North, Range 65 West, 6th P.M., Section 34: S2SW with 12.5% represented base royalty. Current offers are for $12,000/acre and $15,000/acre. Kind of a broad range. The highest offer comes from a company that has been calling/texting me and sending periodic offers in the mail for many years. The lower offer comes from a company I’ve never heard from before but send an offer via mail. My guess is that both are low, but I don’t know how to determine actual worth.
