I received an offer from an oil company to purchase my 215 net mineral acres of inherited undivided mineral interests in Walker and San Jacinto County. The mineral are smaller acres scattered throughout many areas/surveys. I know the rule of thumb is not to sell but I want to explore both options before moving forward.
If we decided to sell, based on the level of activity in the surrounding areas, how do you determine a proper value?
If we decided to lease, what are the leases (bonuses & royalty percentage) going for in these counties?
First, I am not familiar with either of these Counties so I am unable to respond to your questions about bonus and mineral values. I would never consider the sale of minerals but everyone has a different situation and in some cases, such as the need for cash, health reasons, etc., selling could be the right decision. In regards to your questions concerning values of minerals, both leasing or selling, Mr. Buddy Cotten, another individual on this forum, resides near these areas and is very knowledgeable about the oil and gas industry.
