I am continually receiving offers for my mineral rights in the James Patterson tract, Robertson County. I’ve always been told not to sell any mineral interests. Comstock has the current lease. The last offer to buy my mineral rights encouraged me to keep a portion of the minerals because Comstock was drilling toward my area. It looks like, from what information I can find, that he may, in fact, be correct. Does anyone have any information about possible drilling in the Patterson tract? It seems odd that a company would want to buy my rights but then advise me to keep a portion of my rights. I’m not naive enough to believe anyone is looking out for my welfare and I don’t plan to sell them anyway. I have two grandsons who will be the beneficiaries. Any information would be appreciated.

Comstock has drilled a number of horizontal wells about five miles south of your location. However, all of them have laterals running to the south of Highway 79. Comstock hasn’t yet moved northward above 79. I think a lot of the acreage they have north of 79 was obtained in a deal they did with Legacy Reserves. All that acreage is held by production so they aren’t in a hurry to do any drilling there, as they are busy drilling in locations that are not HBP. It’s likely that Comstock will want to extend your lease at the end of the primary term, but there are no guarantees.
