Mineral rights in Grayson county

My mother in law has mineral rights to 25 acres in Grayson county. Its a part of a 100 acre farm her family owned. Other relatives have rights to the other 75 acres. One of her cousins was making some lease deals, drilling companies were sending cheques to my mother in law as late as 1991. All the leases have expired. All the relatives have died off and I was trying to figure out how to activate some interest in my mother in laws 25 acres. She has moved a few times and I thought it wise to update her address at Grayson county. The deeds and records folks told me I need a lawyer to file a change of address record. Im not sure I'm on the right path. Can anyone lead me in the right direction? Many thanks

The simplest thing to do is to get a document entitled "Affidavit of Fact" The County Clerk may have one of these or try online.

Have your mother in law make a statement showing her name and new address. It will have to be notarized for filing.

The form is pretty simple and does not need to be fancy or long winded

I have the legal description of the property and the survey name and number. This information never helps when I call the county . Also I have a bunch of past drilling deals with various companies going back to the 60's

Can she just "shop"the site and work out the details later? Seems like theres a lot of folks looking for drilling opportunities. Or are these online scams??

If you put the legal description on the Affidavit it will not hurt anything.

If anyone is interested in leasing her property, they will find her. The Affidavit will make it easier.

It might also be entitled an Affidavit of Ownership, and would include a legal description for the property (not just a property address) and your mother-in-law's name and contact information. It might also include a specific reference to how she acquired her interest (deed or probate).

Well she’s seemed to have lost interest in it and doesn’t want me to mess with it . She was interested at first . But I guess family stuff bothered her. She’s made maybe 100 bucks in the last 25 years from it so I guess I understand. Looks like her parents did ok in the 60’s ands 70’s. But since she’s owned the rights some cousin who we think has passed away, was dealing with the whole 100 acres. Thanks for your help
