Mineral rights for sale

My dad and my uncle have some mineral rights in weld county CO that they are wanting to sell. I was wandering if anyone could tell what I needed to do to ensure they got the best possible price.

There are several things you should do. Checking activity in the area is a good place to start. If a rig is next door, you have a pretty good inidication what you have is valuable.

Generally speaking, the majority of mineral rights, (both producing and non producing) clearly have a value, although sort of like politics, values are “local”. In other words, it’s the specifics that matter. Weld County is a “happening” place as of late.

Yes, there are various entities and people who purchase mineral rights. Some large, some small, some reputable, some not. Like most business transactions, you want to use common sense and do some homework on who your doing business with.

As I recall, this company also purchases of mineral rights.

There is a lot of interest in Weld County just now, with one major recent find and another probable, although the production information is being held confidential for a few more days for one find, and longer for another. How much you can sell or lease your mineral rights for depends on a number of factors, such as how many net mineral acres you have, how close they are to producing wells, how much those wells are producing, whether one or more producers are actively interested in buying and developing in that area, whether they are planning the same type of wells as the ones currently producing, who the producers or their leasing agents are, what the surrounding mineral owners have received or are asking, and so forth.

I’m not aware of a website that serves as a market exchange for mineral rights (let us know if you find one), although there are a number of intermediaries who purchase interests --some for their own development, participation or farmout, some for the purpose of reselling them.

However, to my knowledge, the most common method of selling or leasing mineral rights remains the old-fashioned way of working with the producer, operator or their agent(s) through the landmen who represent them. It usually helps to work with someone on your own side who is familiar with how the process works.

I’m currently working with an owner of mineral intersts in Weld County who lives out of state on just that issue.

The “value” of mineral rights is what someone is willing to pay for them. There is a lot of guess work involved, especially for non-producing minerals. Because if there is no revenue stream serving as a “track record,” there is even more uncertainty. Work with someone you enjoy working with and whom you feel has a lot of experience and whom you feel you can trust. In order to get the best possible price, you either need to have excellent knowledge of the area (i.e. on a professional level) so you can back up what you think they're worth, or you need to put them in front of more than just one or two buyers, and let "the market" determine the best price.

My suggestion would be to post them for sale on The Mineral Hub at http://www.mineralhub.com in order to get them exposed to potentially hundreds of buyers at once. I own mineral rights in Elbert County CO . Seismic crews have been exploring lately and I believe the testing has promising results. I’m thinking about selling my mineral rights. I would like to have some idea what they would be worth. Any idea?

If you disagree with me that is fine but I am of the opinion that the future (next 20 to 30 years) of energy prices is nothing short of dismal. Alternative energy is the thing of the future. Time will tell. Now if energy prices begin to soar after Iran drops the bomb, as some have alleged, call me out and I will admit I WAS WRONG.

With that said I have placed all my mineral rights in the North Central Texas Barnett Shale oil field for sale. This includes "4" producing gas wells operated by XTO in Tarrant County and "1" operating well by Devon in Parker County. This entire package also includes 300+- acres that are not leased and ready as we speak for drilling and exploration. Many geologists believe that vast oil reserves lay under the prolific Barnett Shale resulting in the potential for multiple pay zones. Over 500 surface acres are involved.
