The individual selling these mineral rights should have documents on file at the County Clerk’s office in the county where these minerals are located. These records should reflect the net mineral acres.
I will try to help, with what you have posted. Sec. 16 SW/4 of SE/4 would be a 40-acre parcel, the second one I cannot determine based on your post - it is not likely that any Sec “1261” exists in any township. If you could please re-examine your deed paperwork I would like to help more. Once we can get accurate descriptions and calculate gross acreage, then it will come down to what fractional interest in the minerals is owned 100% or some other percentage.

Bridgepoint is offering to buy the mineral/royalty acres we own. My understanding is that there are 8 mineral/royalty acres per mineral acres?
