Mineral right lease Jack County, Texas

I received a mineral rights lease for my 92 acres in Jack County, Texas which is part of the Barnett Shale. I was offered 3/15 royalty and $300 an acre.

Is this a fair price for this area?

We were offered $225 per acre and 1/5 royalty. Were you approached by a producer or an agent for a producer?
