I own some mineral rights at 02-12N-15W that I recently leased. The same landman just offered to purchase my rights.
Is there any play in the area that I need to be aware of. I am considering selling 1/4 of my acres to cover some immediate needs but I think the offer might be lowball @ $3000 per acre.

Given the large amount of leases in that township and the pattern of leases, it looks like a stealth lease play for horizontal wells in the next few years. The offer is probably low compared to the potential for the payout on the horizontal wells. You can sell part and split your risk for the timing and productivity of the future wells. Ask for a higher amount and see how much they budge.
MACH, Mewbourne and Validus have permits or are drilling just to the north and west.

Ask the landman what is the highest amount that he will be offering for that lease royalty and then ask for 25% more to see if he will take it up the chain. The operator will probably make three to four times the acreage offer on the new wells.

There is nothing happening in this entire township. A new potential operator is in the area. Look up what Dudley land is doing. If you are an engineer or geologist disregard this next statement…you have no idea what a lowball is or not.
I have recieved a bunch more offers to purchase. Several at nearly triple of the original offer I recieved.
Then I would contact the highest offers and express your interest in selling. This is highly speculative interest. It is also possible that the offers you’re receiving are based on different royalty rates. So that has to be considered. If you are not leased then you should always ask for a quote based on 3/16th or better royalty rate. I am seeing a recent transaction in section 8, t12N, R15W at $2100 per acre cannot tell what the lease royalty is though.

550 leases in the last 24 months indicates something may be about to happen, so wouldn’t discount that township 12N-15W out just yet. Every section that didn’t already have production has new leases. Some major leasing agents are working in there.
Yes ma’am I agree. Hence why I mentioned look at what Dudley land is doing in the original message. As you are probably aware there is a channel sand that goes through that area. But no well control to support any guess at EUR or well count. Only so many dead dinos under that ground!
I suspect this may be leasing for the Cherokee shale. Trillions of little dead marine critters contributing their kerogen for oil and gas just waiting to be drilled. Horizontal wells drilling just to the north already and many more permits just filed in the 13N tier of townships. One of the newer wells just to the northwest was over 4 BCF EUR.
Yep! Dudley is only filing MOGLs so cannot see the terms but regardless they will be leasing the Desmoinesian series to capture all of the various potential formations. It will be quite interesting to watch what happens.
