Does anybody have experience in Texas as far as transfering mineral ownership and reserving a life estate? Here in Montana, I can do a Beneficiary Mineral Deed, which would allow my mother to keep her mineral rights and production payments until she dies and then would pass her rights onto who(m) ever she names as beneficiaries. Texas will not honor a Beneficiary Mineral Deed for recording as I understand now. What other document could we record that would achieve the same results? Anyone know or have experience in this situation?

In Texas, the most common is to deed the property and reserve a life estate in the deed.
