Mineral owner in Vincent Texas

Hi Everyone! This is my first day on the site. I have land in Vincent Texas that was leased 2 years ago. All of North half (N/2) of section 17 and South half (S/2) of section 19 Block 25 Containing 640 acres. Also all of the East 220 (E/220) acres of North half (N/2) of section 36 Block 25 containing 220 acres Said land containing 860 acres more or less. My sister and I each have 67.9378125 net acres. With 22.5% royalty each. I am new to all of this and have a couple of questions: Does anyone know of any drilling around that area? And we noticed stakes in the ground the other day. What does this mean??? Thanks in advance for all your help!

Angela,

Welcome to Mineral Rights Forum. I've made my share of boo boos posting on the Forum so you're not alone.

Your minerals are in a good area for future exploration. 2 Horizontal wells(API # 227-37839 and 227-37856) were spud(begin drilling)in March 2014 to the S/W of you in Block 27/Section 23/A-23. Apache Corporation is the operator targeting the Sprayberry formation. No completion reports available on RR Commission website. Also numerous older vertical wells are in the area.

If stakes are have been driven on your property it's possibly for a new well location.

Thanks Clint. We have a year left on lease and I am very unfamiliar with this stuff. The company said they were targeting the wolfberry and planned on drilling horizontally. So, my sister and I have 67.9378125 net mineral acres each. Is that good and what does that mean if it produces??? We 22.5% royalty each. Sorry for all the questions but as I stated. This is all new to me.

suggest you agree to Apache's interests in every way. They are solid based on my personal lease experience with them. Your returns on a horiz well with 22% could be huge - 5 figures/month if you cross your finger correctly

Angela,

After checking out your A-1359/Section 36/Block 25 I find where 2 permits have been submitted to RR Commission for new wells to be drilled by Harmonia Petroleum Corporation. Application for well API 227-38206 is for a vertical well targeting the Sprayberry, Atoka, Strawn, and the Mississippian formations. Total depth is for 9,000'. This permit has been submitted but not approved yet but I'm sure it will be.

Well # 2 targeted formations are exactly the same as well # 1.

Thanks for the info! Not sure what that all means for me  but thanks! Wish I knew more about this stuff. I feel very stupid when it comes to oil leases. Guess that’s why I joined!

Angela,

You're in a 'Learning Mode'. Looks like 2 wells are about to be drilled on your minerals. That should put a smile on your face. I'm 73 years old and I'm still learning also.

I think in terms of all there is to know…I will be in learning mode for life!!! I’m just surprised they are vertical! Dumb question: Does this mean they can still drill horizontal wells???

Nothing wrong with Vertical wells. One on every 40 acres and don't cost as much to drill. These may possibly be test wells to begin with that can be converted to Horizontal at a later date. This technology is constantly changing. Sit tight and hang on for the ride.

Clint, you have been very informative, and helpful! Thanks! Exciting stuff ahead hopefully! Will enjoy the experience. I have 3 kids to put through college, so praying for the best. Have a great day and thanks again for all your knowledge.
