Mineral lease in Weld County T4N R61

My family has a 110 acre lease in T4N R61 Does anyone know if there is activity in this area.

Are there any horizontal wells and what is the unit size.

I am new to this forum so any help would be appreciated.

There is activity in the area but not quite as hot as other spots in the county. I have leases in 4-61 Sec. 20-21-22 and have been watching the area. The typical horizontal unit is 640 acres. If you shoot me your description, I would be happy to see if I can give you any more insight on your lease.

Your land is north of a SW-NE trending J sand field that was predominately gas wells with some oil. Most leasing has been along an extension of that J sand trend. Looks like 5 year leases expiring tin 2015 unless extended. EOG took out some permits in 2011 within 7 -10 miles of you to the West and North. A quick review doesn't indicate that the permits were drilled, that will take more digging.

The good news is that industry knows a lot about the Niobrara and Codell in the area and EOG has played off that knowledge in permitting wells. I expect that the bigger operators have your area in their future plans but they have better places to exploit right now.

Keep track of permit applications in your area and try to avoid long term leases for a little bonus money.
