Here is your first one. Lot 2 is 38.31 acres. Might be a typo in your description as Lot 2 is the south half of the NE4 of 12. You may not have the total gross acres.

Here is the second one. It has a river which would affect the western side of section 10. However, the NW4 of the NE4 is a pure 40 acre gross plot. Your net on the deed would be a subset of that at 3.94 acres.
