McClain County, have surface rights wanting to buy the minerals

I am wanting to buy the mineral rights on my land that has been in the family for 34 years. it is SEC, 28 TWP, 6n, Range 4W. I dont want to offend the owners of the minerals but i dont have any idea what they are worth for this area. Does anyony have a clue how much they are worth an acre?

You could pull county records and contact that have leased recently to see what they were paid for a lease. In today's environment you are likely going to have to pay between $3500 and $8500+ per Net Mineral Acre. Even then, many are not going to be willing to sell. With the leasing activity it is likely to get higher as drill becomes imminent.

I was contacted by a surface owner who owns the land above my mineral rights in ND. While I understand them wanting to own my mineral rights, I simply am not willing to sell, especially since I have no clear understanding of what I own since I'm new to this. However, I do have the name and contact information of the surface owner and will call them first if, or when, I decide to sell. As of now, that simply is not on the table for me. Also, I don't think the surface owner understood that I only inherited 1/5 of what my family owned. Even if I did choose to sell my mineral rights, they would still have to contact my relatives and convince them to sell also. I know for a fact that that is not going to happen

Janie,

That pretty much sums up what I believe they are going to run into with this location.

I have minerals in 27 6N 4W and would not sell for less than $10,000.00/acre.
