Matching land descriptions to operators

here are the descriptions I have for what my mom was deeded, and what I own 1/3 of now that she has passed. it was suggested that I try posting them to see if anyone familiar with canola county could speak to where these are and who is operating there so I can figure out which operators to contact. thank you in advance.

Number one: being 76.6 acres of land, situated in Panola County Texas, a part of the Thomas anderson survey: beginning at the north east corner of the Thomas anderson survey, a stake on the WB line of the BC Jordan survey, which is also the southeast corner of the PM May survey, a Pin oak north 7 1/2 east 9 1/2 vrs. @miss, tract one is up in the NE corner of A-17 (T Anderson survey). Silver Hill Energy is the operator for two active wells in that area. See RRC leases 294805 and 295036. The wells are the Lewis Miles Bell Roberson wells 4H and 5H. Tract 2 is in the same abstract A-17, but unsure of exact location so far.

thank you! ok from that I know that the first tract was properly transferred and recorded, but I think the second one is the one that was not. I so appreciate your help–if you figure out the second one please let me know!

@miss, please see the attached map. The orange #1 box corresponds to Tract 1. The green #2 box corresponds to the full 70 acres of tract 2. The gray box represents the Vinson/Roquemore property. The Roquemore property referenced in the Tract 1 description is the same as the Vinson 100 acres referenced in the Tract 2 description, which gives a good idea on where Tract 2 is located. Tract 2 also has a couple of other Silver Hill Energy wells that cross the property.

Hope this gives a better idea where these tracts are located.

wow thank you soooooooooo sooooo much. that’s amazing. that’s so generous of you to help me like this. I am taken aback!

So do I now plug in that plat number to figure out who is operating on tract 1? I’m thinking I have not ever been recorded as heir to the one based on my records and what I can see on texasfile, only tract 2. I guess then I record with the clerk’s office in Panola and find operators and etc?

Hi again, Could you plot the same for my partner’s rights that he inherited from his dad in 2018 but that he apparently didn’t know he had?

Don’s deed to the Cass County land and minerals.pdf (547.4 KB)

@miss, that one just turns out to be the westernmost 54 acres of Cass County A-1116. Please see attached sketches.

  1. Go to this site:

https://gis.rrc.texas.gov/GISViewer/

  1. Click on the hourglass icon at the top and select “surveys”
  2. Select Panola County where it says County, then under Abstract Type, enter your abstract number (only the digits), which is 17. Then press Query. This should zoom you in to the area where your tract is.
  3. Click on the circle with the “i” in the middle up top, and select “wells”. Then click any green dot in the area of your tracts. This will pop up well information, including the current operator.

ok, thank you so much Peter. So when I look at the survey map that UV Jones provided me a link to I don’t know how to cross reference the different numbers and descriptions of my tract 2 and my husband’s Cass County rights to make sure we know that everything has been recorded. Could you please connect those dots for me?

@miss, previous post contained screenshot of what you would see for A-1116 Cass County. You may notice that it is empty as there are no recorded wells in that area. West half of the middle of A-17 would roughly correspond to Tract 2…but from your previous posts I believe you are aware of Burke Royalties and Silver Hill Energy which are the operators for the active wells in Tract 1 and Tract 2. I am not sure you will discover anything you don’t already know about, but it is good to be able to locate the wells you are receiving royalties from.

thank you-- that’s clear. yay. Your kind generosity in helping me muddle through all of this has really made a big impact on me. I’ve been talking to friends about it, and about how we all need to be helping everyone we can with what we know and are good at. so thank you from the bottom of my heart.
