Martin County Texas leases what to look for and going rates etc

Would anyone be able to tell me what to look for in a lease in Martin County? I have a few offers on NE4 Section 30 block 36 T2N. I think they are low offers but I know there is much more to it than just percent and bonus. Depth keeps popping up as something to consider and it was never part of the narrative in leases before.

Depth has become important as the newer plays in your area are horizontal wells. Don’t know the going rate for bonuses, but don’t take less than a 25% royalty. Also, make sure you have both horizontal and vertical Pugh clauses in your lease so if they don’t develop all depths, they revert to you after the original lease term (usually 3 years).
