Looking for Mineral Lease Info for Garrison Survey A-37

Hi, I recently inherited ~2 NMA in Houston County, Garrison Survey, A-37 and have a lease offer of $500 per NMA, 18.75% Royalty, 3-year renewal at $300 per NMA. Was wondering if anyone here in the same or nearby areas have received / secured better terms? This lease is through Drake Exploration LLC out of Longview, Texas.

The A-37 Survey is the G Greenwood Survey. Is that what you are referring to? Drake is a leasing agent for Expand, formerly known as Chesapeake. They recently completed a deep gas horizontal well, the Bobby Yancey 2H, in that survey.
