After reading the replies from my previous questions, I am now in the market for a Mineral Rights Attorney who specializes the owners, not the company proposing the lease. I’m located in Fairmont WV. Thanks in advance for any advice.
I used Kyle Nuttall from Buchannon. I tried Miller law firm in Fairmont a year or so ago and never got them to answer as the VM said they were extremely busy and could not take on new clients. Perhaps they can now. However, I was extremely please with Nuttall and felt him to be very fair. I used him for a new deed under a living trust and will contact him when time comes for a new mineral lease.

I’ve used Kyle Nuttall also. He and his office have always been prompt with answering questions and assisting with leases. I’ll continue to use his office if needed in the future.

Hi Debbie. I seem to be in a similar situation to yours. My family is from Fairmont. The land we have had offers for is in Marion County. Arsenal started negotiating with us, then Marion Energy offered us 15% and $1500 an acre. Would you mind sharing what you were offered and if the attorney was helpful? We only have 12 acres and I’m not sure we want to spend the money on one.
I was offered $1,200 per acre and 12.5 percent in royalties. This is a pooling lease, no surface use. There are around 110 acres. The company is Arsenal Resources. I visited the attorney yesterday and was pleased with my choice. I went to Nuttall Legal Services in Buckhannon. He’s very knowledgeable and I recommend him.
I should add it was a well spent $350.
