Locating unknown fractional holders of mineral rights

I have inherited full ownership of some acres in Prowers CO along with 1/32 share of the mineral rights.

Anyone have any advice on how to locate the other mineral rights share holders?

I have 160 surface acres and 80 mineral acres in NE Prowers County, CO and am watching for activity out there as you are. I'm based in Dallas, TX and have boots on the ground in Holly that keeps me informed if any leasing activity pops up. At this moment the only activity I am aware of is in the county west of Prowers and possibly ( not sure ) NW Prowers County.

But I would suggest starting with the Prowers County register of deeds. I have checked for Prowers County Reg. Of Deeds online access a few months back and I believe that Prowers County is still in the dark ages when it comes to on line access to such records.

Do you have an abstract for the parcel(s) that you have inherited?

If yes, depending how current the abstract is, it can tell you a lot about who owns what.

If no, check with the Prowers County Reg. Of Deeds office and see if they can shed any light on who last had the abstract for your property, or who last updated the abstract for your property, etc. Usually these folks are pretty nice people and very helpful.

Real estate brokers in Prowers County could also be of some help in finding out what you want to know.

Corps like Continental Resources have in-house attorney for "titile opinions." Anybody interested in drilling on your acres has to first show in court that best efforts have been made to track down you and all your co-owners of the land and the MRs.

What I am saying: what reason do you have to contact your co-owners? Possible answers below:

You want be a wildcatter

You are a Green or proud land owner who wishes there be no drilling and fracking with the water supply. If I owned the actual land, I would take pre-emptive measures to keep it from being cracked. Fracked. If that is your situation, bully to you! It's too late when you are getting force-pooled!

You are doing financial genealogy and want to reunite with ancient friends and relatives

Otherwise, wait til a landman contacts you asking to buy your shares. Then listen to the ear here whats going on in that county and read everything on this site, and you will know how to best deal with the offers coming your way...

You might go to a local title company and pull up all Oil and Gas Leases in your BLM Township/Range/Section going back as far back as necessary to find when all the owners were last leased, then come forward in time looking for their heirs and heirs-at-law and assigns.

I believe you can access all deed activity for the last 20+ years on this site for your property which will include

all mineral leases filed, etc.

Need to do some clicking around on the site to find the proper entrance, enter your properties' legals and va la, you should be able to access the deed's activities.
